Together, we help execute a strategy that enables Ameren to deliver superior long-term value to customers, shareholders, and the environment.<\/p>\n<p><strong>About The Position<\/strong><\/p>\n<p>The Manager, of Real Estate manages one or more core Real Estate functions, such as Property Acquisition, Easement Acquisition, Property Management, Corporate Real Estate Management, and Property Sales.<\/p>\n<p><strong>Key responsibilities include:<\/strong><\/p>\n<ul>\n<li>Budget responsibility for the core real estate function. Work with the Director of Real Estate on the preparation and ongoing management of the budget.<\/li>\n<li>Participate in joint planning of real estate services with business line representatives.<\/li>\n<li>Hire and oversee the work of professional Real Estate contractors and consultants, as needed.<\/li>\n<li>Supervise, develop, and evaluate supervisory and non-supervisory Real Estate personnel engaged in the following activities:<\/li>\n<li>\n<ul>\n<li>Obtain legal or deed descriptions, and sales price information for appraisals from public records.<\/li>\n<li>Prepare appraisals, opinions, and recommendations of Fair Market Value of property for the purchase and sale of fee property interests, and in acquiring and granting easements, leases, licenses, permits, and construction-related damages.<\/li>\n<li>Examine and comprehend title policies, certificates or commitments, and abstracts of title.<\/li>\n<li>Investigate and perform quantitative site and route selection analysis for major land purchases and make recommendations regarding the same.<\/li>\n<li>Successfully negotiated and prepared legal instruments from the acquisition or disposal of fee property interests, easements, leases, licenses, permits, agreements, and property damages involving complex situations.<\/li>\n<li>Interpret and assess the regulations of municipal, county, state, and federal jurisdictions, and commissions to negotiate with elected and appointed officials in determining corporate compliance requirements.<\/li>\n<li>Read and comprehend engineering drawings and plats.<\/li>\n<li>Testify and assist in the preparation of testimony before courts of law, municipal bodies, agencies, jurisdictional authorities, and commissions regarding real estate matters involving the Company and its affiliates.<\/li>\n<li>Direct, plan, organize, and prioritize the activities of the Real Estate Department by corporate practices and procedures to ensure that necessary land or land interests are acquired in a timely and cost-effective manner.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p><strong>Qualifications<\/strong><\/p>\n<p>A bachelor\u2019s Degree from an accredited college or university is required, preferably with an emphasis in Real Estate, Business, Management, or Engineering. SR\/WA certification in the International Right of Way Association or another professional real estate designation is preferred. Seven or more years experience in Real Estate acquisition management required, including site selection, lease negotiation, and financial analysis preferred.
